OPENING:
The meeting was called to order at 7:00pm by Chairman Abraham who also led the Pledge of Allegiance.
Chairman Abraham asked if there were any questions, additions or deletions to the minutes from the January 27, 2016 meeting. Member Gross motioned to accept *1-27-15 1-27-16 as written. Member Ostrowski seconded the motion. VOTE: 5 ayes; 0 nays. Carried.
RIGBY, GREG- (OWNER of HIDDEN GREENS): INFORMATIONAL: INTERESTED IN SELLING LOTS AT HIDDEN GREENS: Tax Map #77.00-3-various lot numbers; AR Dist.

Mr. Rigby presented the plans for the subdivision of Hidden Green Development for a potential buyer of a piece of property he owns. Mr. Rigby is requesting three changes to the property.
First change: The Town of Brutus has passed a resolution to accept the change in the formal road, terminating the existing road and create a new road for access into the new proposed lot; waiting on the Town Attorney to accept the meets and bounds description of the road then it will be completely tuned over to the town.
Second change: Merge the following five lots # 9, 10, 11, 17 & 18 and turn into one lot (one tax map) of less than 20 acres. Mr. Rigby has a buyer for this property. These lots to be sold will have a restriction covenant in order to maintain property value and the quality of the neighborhood.
Third change: Eliminate the retention pond on lot #18.
Discussed the correct lot frontage for the potential lot; Mr. Rigby reviewed the code laws for frontage and in the code law it only states mandatory lot width size not depth size for frontage. He is going to discuss this with Code Enforcement Officer, Tim Ganey.
Mr. Rigby will return to the planning board to review with the Planning Board more maps and documents requested by the board for further discussion.
Member Ostrowski would like the board to seek legal guidance regarding the specification on the road as well as reach out to the Town Engineer regarding the retention pond.

RIZZO, RON: INFORMATIONAL: 2-LOT SUBDIVISION: PROPERTY LOCATED, 2292 STATE ROUTE 31; TAX MAP #77.00-2-22.3; 33.69 ACRES; RESIDENTIAL & COMMERCIAL DISTRICT; FLOOD PLAIN (REPRESENTED by SALLY WALKER)
Sally Walker came with all the information that the Rizzo Family had to subdivide and sell the property.
Ms. Walker indicated that she had provided a notarized letter granting her permission to act on Mr. Rizzo's behalf. Mr. Rizzo wishes to subdivide the bowling alley from a large agricultural portion in order to sell the agricultural portion. None of members had any concern with frontage or any other zoning restrictions though it was noted that part of the agricultural lot to be sold is zoned commercial along the State Route 31.
The Board requested an official survey map to be presented at the April meeting.
The road frontage on the property is 1160feet and 30 Acres.
Member Ostrowski made a motion declaring a subdivision. Member Gross second the motion.
VOTE: 5 ayes; 0 nays. Carried
Member Ostrowski made a motion that the Planning Board be the lead agency for the SEQRA (State Environmental Quality Review Act) for this project. Member Gross second the motion. VOTE: 5 ayes; 0 nays. Carried.
It was suggested a public hearing in May, 2016.
CORRESPONDENCE/OTHER ITEMS:
A brief discussion was held on recent training at the Cayuga County Planning Board.

At 8:17 pm, Member Ostrowski motioned to adjourn the meeting. Member Gross seconded the motion. VOTE: 5 ayes; 0 nays. Carried.
